They support abused and neglected children in our community through volunteer court advocacy and one-on-one relationships. If you are in the mood for a spring refresh, we have so many gorgeous color schemes to choose from right now! Grays are still "in" for 2019 and while I fully support choosing any color that makes you happy when decorating, be aware that we are seeing a warming trend. If you plan to sell in the next few years, make sure to choose shades with warm undertones so you don't fall prey to the inevitable flux of design style...cool grays have numbered days, so enjoy them now and be on the look out for a gradual return of warmer shades in the coming years. Once a month, vendors from hundreds of miles around would pour into Canton, Texas for First Monday Trade Days. The term "shabby chic" had just been coined, if you wanted barn wood you had to go find an old barn or look in a junk heap, no one had heard of ship lap or American Pickers, and Pinterest wouldn't become a "thing" for almost another decade. It was a beautiful time of treasure hunting, scouring flea markets, haggling with vendors, and re purposing! Treasures didn't get Pinned, Tweated, or Shared. They got used, and loved. You shared your creativity with friends who came over and admired your resourcefulness. Gallery walls of chippy window sashes, repurposed miss-matched china, fence pickets turned into wall hangings, and the overall farmhouse vibe...while still alive and well in every Hobby Lobby...are being replaced with a more modern, mid-century take involving natural fibers, raw wood, nature-inspired colors and lines, and a Scandinavian flair. Interestingly, we are seeing two very different up-and-coming style trends emerging. Most prominently we have a clean, mid-century inspired minimalism accented with nature-inspired colors and textures. We are also seeing a return of the maximalist, bohemian vibe (which to be honest, I wouldn't have predicted...though I can't say I mind, I love this look when done well). As for 2019 Color Trends, there are so many wonderful options to choose from. Whether you are inspired by the calm, clean, minimalist grays or want something saturated and full of life, 2019 has something for you. Benjamin Moore Metropolitan AF-690 Benjamin Moore's 2019 Color of the Year is gorgeous...and I mean, swoon-worthy, take yourself to the paint store right now gorgeous! Metropolitan AF-690 is a cool gray but flirts with a warm undertone in certain lights. It's a classic gray that can read with bluish undertones. Beautiful against white, and espresso stains or grayish oaks; best avoided if the space has anything close to yellow'ish oak (90's I'm looking at you). Sherwin Williams Cavern Clay SW 7701 To be honest, this is not my favorite color. It's a beautiful, warm, natural tone when used in a natural way and has a strong place here in Colorado where it's well suited to the area. But it's a bit hot when used as a wall color and you have to be in the right mood to enjoy it. If you love this shade, pull it in through accessories in main living areas...if you just have to paint something, opt for a small space with lots of natural light! If you use this shade in a dimly lit space without natural light "Cavern Clay" will likely live up to it's name: the color of a dirty cave. Behr Blueprint S470-5 This is another 2019 home run when it comes to paint selection. It's a lovey shade of saturated, yet slightly muted, blue. Just like your favorite pair of jeans, it looks gorgeous with everything! This is an excellent base color as it beautifully showcases just about any accent color you pair it with. Reds, pinks, oranges, greens, yellows, warm and cool neutrals. If you are looking to go dark, this is an outstanding choice. If you want to keep your walls light and bright, consider this shade for larger pieces (sofas, accent chairs, bead spreads, base cabinets/islands or vanities, front doors). Pantone Living Coral 16-1566 While I wouldn't recommend you run out and start painting every wall in your home with this gorgeous hue, I would recommend you pull it in as an accent color! Living Coral is a beautiful, extraordinarily versatile, medium shade of coral, perfectly balanced between pink and orange. It pairs well with cool and warm tones, and is the perfect accent color to welcome in spring, and carry you through summer and into fall decorating.

Boxes of decorations can be heavy...for someone exhausted from chemo, recovering from a surgery, or struggling on elderly knees to navigate basement stairs it can make bringing out some of their cherished traditions difficult. Like a good suit or the perfect LBD (little black dress), wainscoting and trim work are always in style…and unfortunately in short supply in many track homes. Trim work is an incredibly easy place to start with home improvements, even if you are new to the DIY scene or have limited experience with woodwork. Home Redesign is very similar, however without offering the educational credentials that an Interior Designer holds. Home Redesign is often not as in-depth an experience as working with an Interior Designer and can be an excellent budget-conscious alternative for those who need a little assistance, direction, or basic services. Home Redesign focuses on revamping, refreshing, and redesigning to create a beautiful and functional space for the owner. ...and then there is Home Staging Home Staging is a term thrown around frequently now in the real estate market, and what someone means when referring to “home staging” can vary greatly…as can the outcomes based on how it’s approached. Fluffy pillows and a tidy home are the minimum buyers will expect to see, not the extra that will push them towards a healthy offer and keep them emotionally invested through stressful inspection and objection deadlines. It's a great place for every seller to start, and most real estate agents can give you good direction on what's going to scare buyers away and how to approach some of the basics. Think about the last time you were browsing a clothing store. It’s a safe bet that the items displayed on the mannequin or window poster are the ones which will be either sold out or in limited supply. Why? Because of how the items are presented. There are tons of other equally decent choices hanging on the racks, but we get caught by the visual of the one presented in the store window (or banner ad), which draws us in. It’s all in how the items are staged.

There are an infinite number of things you could spend money on to make your home more desirable; there is also a sweet spot where, should you go past it, you start seeing a drop off in your ROI. We want to get as near that sweet spot as possible without crossing it. Remember, we aren't trying to renovate or decorate! We are improving upon your product with the sole intention of bringing top market value.
Not every home will look like a million bucks becasue that's just not their price point, but every home CAN give a buyer a warm, welcoming feeling that makes them say "oooh, that's the one I want to call home!"
Seriously friends, this quick staging transformation for photos was literally done in 10 minutes (spending $0) by rearranging what the tenant already owned. Imagine what we could accomplish in an hour with a small improvements budget?!
We all love to troll Pinterest looking at gorgeous kitchens that would never bring a good return on investment if installed in the average home. Welcoming foyers with huge, custom, sun filled windows, and arched french doors leading into professionally landscaped gardens...ok, back to real life people. Home Staging is about putting our best foot forward and evoking an emotion from buyers, not bulldozing and building from scratch. We work within our budget and parameters. In the photo above our budget was $0 and we had 10 min. And we have a listing photo improvement that will draw buyers in!
Who wouldn't like to sell faster and make the most money on their home possible?! Let's take a look at our process:
What we're working with:
1) We have a bland listing photo that makes the room feel small, cold, and uninviting
2) We are on a time crunch
3) We are working with tenants, therefore will a) not be bringing in "extras", b) need to be in and out quickly to respect their space, and c) get decent listings photos that pull buyers in rather than scream "forlorn rental property"
4) We have a whopping $0.00 in Improvements Budget to spend on this project
What we do:
1) Take inventory of what's available and start pulling together a cohesive look for the main rooms. As a side note, I was working with the current tenant through this process and she LOVED seeing her things come together in a whole new way!
2) Make it feel like a home...warm, inviting, peaceful, and loved.
We may not be able to fix everything (or even most things), but regardless of the parameters you are working within if you give a space life, light, order, warmth, and cohesiveness you've created an environment in which a buyer can linger long enough to start imagining themselves there.
