The term "shabby chic" had just been coined, if you wanted barn wood you had to go find an old barn or look in a junk heap, no one had heard of ship lap or American Pickers, and Pinterest wouldn't become a "thing" for almost another decade. It was a beautiful time of treasure hunting, scouring flea markets, haggling with vendors, and re purposing! Treasures didn't get Pinned, Tweated, or Shared. They got used, and loved. You shared your creativity with friends who came over and admired your resourcefulness.<br /></div>  <div class="paragraph">Gallery walls of chippy window sashes, repurposed miss-matched china, fence pickets turned into wall hangings, and the overall farmhouse vibe...while still alive and well in every Hobby Lobby...are being replaced with a more modern, mid-century take involving natural fibers, raw wood, nature-inspired colors and lines, and a Scandinavian flair.<br /></div>  <div class="paragraph">Interestingly, we are seeing two very different up-and-coming style trends emerging. Most prominently we have a <em><strong>clean, mid-century inspired minimalism accented with nature-inspired colors and textures</strong></em>. Whether you are inspired by the calm, clean, minimalist grays or want something saturated and full of life, 2019 has something for you.<br /></div>  <h2 class="wsite-content-title">Benjamin Moore Metropolitan AF-690<br /></h2>  <div class="paragraph">Benjamin Moore's 2019 Color of the Year is gorgeous...and I mean, swoon-worthy, take yourself to the paint store right now gorgeous! Metropolitan AF-690 is a cool gray but flirts with a warm undertone in certain lights. It's a classic gray that can read with bluish undertones. It's a beautiful, warm, natural tone when used in a natural way and has a strong place here in Colorado where it's well suited to the area. But it's a bit hot when used as a wall color and you have to be in the right mood to enjoy it. If you love this shade, pull it in through accessories in main living areas...if you just <em>have</em> to paint something, opt for a small space with lots of natural light! It's a lovey shade of saturated, yet slightly muted, blue. Just like your favorite pair of jeans, it looks gorgeous with everything! This is an excellent base color as it beautifully showcases just about any accent color you pair it with.&nbsp; Reds, pinks, oranges, greens, yellows, warm and cool neutrals. If you are looking to go dark, this is an outstanding choice. Living Coral is a beautiful, extraordinarily versatile, medium shade of coral, perfectly balanced between pink and orange. I'm seriously in love with beadboard and had originally planned on using it in this dining room; however, this is just isn't sort of house and it would have looked contrived and out of place. Find the sweet spot between what you love and what works with the style of your home. &nbsp; </font></div>  <div><div style="height: 20px; overflow: hidden; width: 100%;"></div> <hr class="styled-hr" style="width:100%;"></hr> <div style="height: 20px; overflow: hidden; width: 100%;"></div></div>  <div class="paragraph"><font size="2"><font size="4"><em><strong>2. Measure and go shopping!</strong></em></font><br /><font size="3">Head to your local hardware store and pick out the pieces you want to use. Purchase just enough to make one square; take it home, and tack it to the wall or lay it out on the floor so you can spend a couple days looking at it. This can save you so much headache later on when you get halfway through your project and decide you want a slightly different style.<br /><br />Once you've settled on a design, go ahead and purchase all the material you'll need...measure carefully and buy extra!<br /><br />Tips:</font></font><ul><li><font size="2"><font size="3">Before you go measure the lengths of your walls, and make a shopping list of how long <em>each piece</em> should ideally be. </font></font></li><li><font size="2"><font size="3">For larger pieces (rails and stiles) do not add your total linear feet together! <font size="2">You need to know exactly how long each piece of material needs to be. For example: you write down on your list that you need 15 feet of material for stiles, and you buy 16 feet of material at the store. When you get home you realize you actually needed (3) 5' lengths and the two 8' boards you bought aren't going to look very good pieced together. </font></font></font></li><li><font size="2"><font size="3">If you are purchasing by-the-foot material, cut your pieces based on the lengths you will need + an extra foot (ie you have a 5' wall then make sure you cut that piece to 6' to ensure you have enough margin for error, banged up ends, and miter cuts. </font></font></li></ul><br /><font size="2"><font size="3">I've looked at tons of the wainscoting "kits" and while I'm sure they have a place, it's just not in my life. I think wainscoting should be unique to the space, and creating your own design and buying the material piece by piece gives you that flexibility...both in design as well as installation options. Demo time!</strong></em></font><br /><font size="3">Here's a "before" shot...yes that's carpet getting rolled up. Most baseboards are installed before the carpet, which means the carpet is butted up against them and you can't take off the boards in one piece without loosening the carpet. Before starting, take into consideration whether you will need to reuse your baseboards or if they will be replaced. If reusing the material you'll want to be careful when removing them; pull back the carpet and pad so that you can remove the boards without cracking them. If you start loosening carpet be aware you will likely have to hire a carpet installer to stretch and tack for you (usually not too expensive). For this room the carpet will be replaced with hardwoods; however, I needed to save some of the baseboard material to use in another area of the home...use a small pry bar, start at one end and gently loosen the baseboards at each nail, working your way down the length of the board. They should pop right off! Add your stiles</strong></em></font><br /></div>  <div class="paragraph"><font size="3">Go ahead and cut all of your styles and prop them up in position; due to varying wall lengths you likely won't be able to get all of your panels the exact same size, but you will be able to tell visually if it looks good, or if you want them closer or further apart.<br /><br />The window area gave me so much grief; in additional to creating some odd shapes the silly thing isn't even centered on the wall! My original plan for panel width also had to change due to an outlet that was smack dab where I needed to place a stile. If you don't have a lot of texture on your walls you can let the wall itself show through as the panel. Many hardware stores will make straight cuts for you in store if you need your plywood cut down, but their cuts aren't exact and they often won't make cuts under 10"...best best is to invest in a table saw of your own (or borrow one).<br /><br />You can totally get away with a small, portable table saw for this project. However, I will say that if you have space to store a larger one and think you will use it then swing for a nice one that can more easily accommodate larger pieces. It just makes life easier.<br /><br />Don't be intimidated...measure twice, work slowly and carefully, use a push stick and safety glasses, and you will be a pro in no time.<br /><br /><em><strong>A table saw is nothing more than a big-girl's paper cutter, so get in there and have fun! This will ensure that there won't be additional outward pressure put on your finish trim...we will be securing the finish trim with tiny pin nails, so we don't want any unnecessary pressure which could make it come loose over time.<br /><br />Cut one panel at a time; air on the "fat" side, test for fit, and trim down as needed.<br /><em>Use a pocket rasp to shave&nbsp; off a few millimeters at a time to ensure a perfect fit (or to smooth rough edges). </em><br /><br />Once panel fits perfectly, mark and cut holes for outlets as needed. I punched a pilot hole with with the drill, then used an orbital jigsaw to cut the rest of the whole (though you could use any small hand saw and I'm sure a real carpenter would have a better suggestion).</font><br /></div>  <div><div class="wsite-image wsite-image-border-none " style="padding-top:10px;padding-bottom:10px;margin-left:0;margin-right:0;text-align:center"> <a> <img src="https://www.onenesthomestaging.com/uploads/1/2/2/2/122221470/copy-of-2433px-1079px-untitled-design-1_orig.png" alt="Picture" style="width:auto;max-width:100%" /> </a> <div style="display:block;font-size:90%"></div> </div></div>  <div class="paragraph" style="text-align:left;"><font size="3">When your panel is completely ready for install:</font><ol><li><font size="3">Carefully remove the screws that secure your outlets to the plastic housing box (you can shut off the breaker for safety if you like).</font><br /></li><li><font size="3">Lace the back of the panel with a quick grab construction adhesive; this helps the panel lay flat against the wall and prevent bowing. You likely won't be catching many (if any) studs, so the adhesive is important in making sure the heavy plywood panels are secured well. Make sure to run a line of adhesive around outlet holes as well.</font><br /></li><li><font size="3">Place your panel, gently pulling the outlet brackets to the front side of the panel, and press well to make sure the adhesive sticks.</font><br /></li><li><font size="3">Use your brad nailer to secure the edges of the panel, being sure to keep close to the edges so the nail holes will be covered by trim. </font></li><li><font size="3">Replace your outlet screws. Typically you'd add the cap first (the flat piece on top) and then the cove beneath it.<br /><br />When you start, begin with your exterior corners so that any joints are further along down the wall and not as noticeable. To do this, simply miter the main piece of material as pictured (1) and then cut a small section to fit in along the end (2). You'll have a lovely finished edge showing from every angle (3), and your friends will be amazed at your skill and attention to detail. Pay special attention to the most visible areas (ie where your top cap meets your wall). <br /></li><li>Fill any exposed brad nail holes; pin nails don't need caulking as primer and paint will cover them easily.<br /></li><li>Use a caulk gun! This is way too big of a project to mess with the small tubes.<br /></li><li>Have warm water and lots of paper towel handy. Topped that with two good coats of trim paint.<br /><br />And yes, I hand brushed every coat. Thought my arm was going to fall off but it was totally worth the extra time and effort. Roller texture on otherwise gorgeous trim is what nightmares are made of!<br /><br />Yeah, I'm in my pajamas, don't judge...no idea what time this was but it was after I got the kids in bed, and I was putting up new pantry shelves between each coat to give them time to dry. Home Redesign is often not as in-depth an experience as working with an Interior Designer and can be an excellent budget-conscious alternative for those who need a little assistance, direction, or basic services. Home Redesign focuses on revamping, refreshing, and redesigning to create a beautiful and functional space <em>for the owner</em>.<br /><br />...and then there is <em>Home Staging</em><br /><br /><em>Home Staging</em> is a term thrown around frequently now in the real estate market, and what someone means when referring to &ldquo;home staging&rdquo; can vary greatly&hellip;as can the outcomes based on how it&rsquo;s approached. Fluffy pillows and a tidy home are the <em>minimum</em> buyers will expect to see, not the <em>extra</em> that will push them towards a healthy offer and keep them emotionally invested through stressful inspection and objection deadlines.&nbsp;<br /><br />Home Staging is, in a nutshell, the process of physically presenting a property in a way that will increase desirability and sales price. Most consumer purchases are based much more on emotion that we&rsquo;d like to admit, and home buying is no exception. Billions of dollars are spent each year on branding and marketing campaigns for just this reason.<br /><br />A buyer&rsquo;s perception of value is largely based on emotional triggers, and good Home Staging is the process of catching as many of those trigger point as we can for a property within our operating budget and parameters. Buyers hear the words &ldquo;bright&rdquo;, &ldquo;open&rdquo;, &ldquo;spacious&rdquo; so often they hardly mean anything now and when searching in a suburban area where so many of the homes are basically variations on a theme, your home needs to stand out for something other than just being clean and tidy.<br /><br />Home Staging takes a very unique spin on redesign. We aren't designing for the person who lives there or even the future buyer&rsquo;s tastes, but for a hypothetical feeling of belonging and desire that will catch as many people as possible. Where am I going to drink my coffee in the morning? How am I going to feel coming home after work? What would it be like to entertain friends here?<br /><br />Since Home Staging can encompass such a broad range of services, let me break it down into my own personal 3-Phase process to help describe what it encompasses, what to do from DIY perspective, when to hire a professional, and how to get the most &ldquo;bang for your buck&rdquo; from a Home Staging professional.<br /><br /></div>  <div class="paragraph"><font size="2">PHASE 1:<br />This phase of Home Staging encompasses all the common knowledge "getting your house ready to sell" checklist items such as decluttering, cleaning, and fluffing pillows. Check back within the week and this will magically turn into a clickable link for an awesome DIY checklist! It's a great place for every seller to start, and most real estate agents can give you good direction on what's going to scare buyers away and how to approach some of the basics. You want to be the home that draws them in, not the one that hides on the rack getting passed over!</em><br /><br />Data suggests that the average home buyer will only visit about 10 homes before making a purchase. That means they are meticulously sorting through MLS listings, pouring over photos and descriptions, and paring down to just their very favorite top few. And you want to make sure your home makes the cut!<br /><br />A buyer isn&rsquo;t going to offer on your home if they didn&rsquo;t even make a showing appointment&hellip;and bland, tidy, and straight forward aren&rsquo;t emotions that will inspire them to make that appointment.<br /><br />Think about your home&rsquo;s personality, the type of buyer who will likely be purchasing, and the features which will likely be most sought after and bring the highest selling price. We are improving upon your product with the sole intention of bringing <em>top market value</em>.<br /><br /><strong><em>Not every home will look like a million bucks becasue that's just not their price point, but every home CAN give a buyer a warm, welcoming feeling that makes them say "oooh, that's the one I want to call home!"&nbsp;</em></strong><br /><br />Seriously friends, this quick staging transformation for photos was literally done in 10 minutes (spending $0) by rearranging what the tenant already owned. <em>Imagine what we could accomplish in an hour with a small improvements budget?!</em><br /><br />We all love to troll Pinterest looking at gorgeous kitchens that would never bring a good return on investment if installed in the average home. Welcoming foyers with huge, custom, sun filled windows, and arched french doors leading into professionally landscaped gardens...ok, back to real life people. Home Staging is about putting our best foot forward and evoking an emotion from buyers, not bulldozing and building from scratch. We work within our budget and parameters. In the photo above our budget was $0 and we had 10 min. And we have a listing photo <em>improvement</em> that will draw buyers in!<br /><br />Who wouldn't like to sell faster and make the most money on their home possible?! Let's take a look at our process:<br /><br />What we're working with:<br />1) We have a bland listing photo that makes the room feel small, cold, and uninviting<br />2) We are on a time crunch<br />3) We are working with tenants, therefore will a) not be bringing in "extras", b) need to be in and out quickly to respect their space, and c) get decent listings photos that pull buyers in rather than scream "forlorn rental property"<br />4) We have a whopping $0.00 in Improvements Budget to spend on this project<br /><br />What we do:<br />1) Take inventory of what's available and start pulling together a cohesive look for the main rooms. <font size="3">As a side note, I was working with the current tenant through this process and she LOVED seeing her things come together in a whole new way!</font><br />2) Make it feel like a home...warm, inviting, peaceful, and loved.<br /><br />We may not be able to fix everything (or even most things), but regardless of the parameters you are working within<em> if you </em><em>give a space life, light, order, warmth, and cohesiveness you've created an environment in which a buyer can linger long enough to start imagining themselves there. </em><br /></div>]]></content:encoded></item></channel></rss>
